COVENANT OVERVIEW:
This summary answers some of the most frequently asked questions about Kohala Waterfront's Covenants, Conditions, and Restrictions (CC&Rs) and Design Guidelines. Complete versions of the CC&Rs and Design Guidelines for Kohala Waterfront are provided as part of the Sales Contracts for all parcels sold.
Main Dwelling — minimum 1,750 square feet of habitable area, minimum of two car garage, enclosed with doors, and materials to be primarily earth tones and non-reflective.
Guest Quarters — 600 square foot maximum, similar in construction and visually attached to main dwelling.
Building Setbacks — 20 foot front and rear, 10 foot side yard setbacks. Highway and Oceanfront setbacks vary.
Building Heights — a maximum building height is designated for individual lots.
Roadway — private paved and landscaped streets will be maintained by the Community Association. All lots, except Lots 1, 7 and 50, are accessed via the cul-de-sacs.
Landscape — minimum landscape requirements have been established based on average lot size.
Plan Review — all plans and final construction are reviewed/approved by the Architectural Review Committee who are selected by the Community Association.
Restrictions — ohanas, timeshare units and commercial endeavors are not permitted.
